When your office lease ends, most tenancy agreements in Singapore require you to return the unit to its original condition. This is called reinstatement, and it is one of the most underestimated parts of moving office. Leave it too late and you risk overrunning your handover date, paying extra rent, or losing part of your security deposit. This guide explains what reinstatement involves and how to plan it so the handover goes smoothly.

What Does Office Reinstatement Mean?

Reinstatement means removing everything you added to the unit and restoring it to the condition stated in your lease. For most offices, that includes your fit-out, partitions, carpets, ceilings, cabling and signage. Some landlords want the unit returned to bare condition; others want it restored to the original layout when you moved in.

Our reinstatement works cover the full scope, from dismantling to making good and the final clean.

What Is Usually Included

1. Dismantling the Fit-out

Workstations, meeting rooms, built-in cabinets and reception counters all need to come out. This is usually the first and largest part of the job. If you have a lot of furniture and carpentry, our disposal and dismantling team clears it quickly.

2. Removing Partitions and Ceilings

Drywall and glass partitions, false ceilings and raised floors are removed. Walls are then patched and the slab is made good. Where hard finishes need breaking up, we use proper hacking and disposal methods so surrounding areas are protected.

3. Electrical and Data Cabling

Extra power points, lighting and data cabling added during your fit-out usually need to be removed or terminated safely. Our electrical and plumbing service handles this as part of the same job.

4. Debris Disposal and Final Clean

Every bit of debris has to leave the building, and the unit must be clean for the landlord's inspection.

How Long Does Reinstatement Take?

A small office can often be reinstated in a few nights, while a full floor takes longer. The biggest factors are the size of the fit-out, building access rules and the permitted working hours. We recommend booking a site survey at least four to six weeks before your handover date.

Tip: Read the reinstatement clause in your tenancy agreement before you request quotes. Knowing whether the landlord wants bare or original condition changes the whole scope.

Why Night Works Make Reinstatement Easier

Many commercial buildings do not allow noisy works during office hours. Scheduling reinstatement at night and on weekends means the works can continue without disturbing neighbouring tenants, and your team can keep working until the last day.
